In addition, the community will also provide one year of free HOA dues, a $2,700 value.

According to Lake Arrowhead officials, the $12,500 closing cost credit and free HOA dues for one year are available to qualifying new home purchases in several neighborhoods, including those listed below. However, please confirm which are the qualifying neighborhoods before any purchase.
- Woodlands – single-family ranch homes, starting in the mid-$400s
- Fort Gibson at Woodlands – single-family ranch homes, starting in the low-$500s
- Waterview Townhomes – townhomes starting in the mid-$500s
- Timber Ridge – customizable luxury homes from the low-$600s to $800s
